AXIS on Futrall

Fayetteville is a college town that has outgrown the word. The University of Arkansas has become one of the fastest-growing universities in the South, and the demand for housing that matches the ambitions of its students has long outpaced what the market offered. AXIS on Futrall is a response to that gap — and a significant one.

The 246-unit, 658-bed community occupies 13.79 acres on the western edge of campus, nestled into a hillside setting that preserves two acres of native forest. That forest is not incidental — the Razorback Greenway Trail winds directly through it, connecting residents to the University of Arkansas campus by trail rather than traffic. In a city that has invested heavily in its trail infrastructure, AXIS is positioned to take full advantage of it.

The program is resort-caliber by any measure: a resort-style pool with sunbathing decks and outdoor grilling, a state-of-the-art fitness center, pickleball courts, a private disc golf course, putting greens, individual and group study rooms, EV charging, and a fully furnished unit in every floor plan from studio to four bedrooms — each with a private ensuite bathroom and corner balcony. The project was developed by Whitten Development Inc. of Atkins, Arkansas, in partnership with WEBR Investments of Springfield, Missouri.

AXIS is scheduled for delivery in fall 2026.
