Fort Smith is changing. The arrival of the F-35 Foreign Military Sales training program — the only one of its kind in the country — is bringing pilots from nations across the globe to the Arkansas River Valley to learn to fly one of the most advanced aircraft ever built. They need somewhere to live that matches the assignment.

Elevate was conceived, in part, to answer that demand. The development is already signing leases with participating countries to house their pilots, which makes it something genuinely unusual in the multifamily market: a residential community with an international tenant base before a single building is finished.

The project consists of ten buildings — one mixed-use anchor and nine residential buildings — delivering 294 total units to a site near The Hangout, whose amenities will extend the Elevate community’s offerings beyond its own boundaries. The mixed-use building is the architectural centerpiece, housing ground-floor commercial space and four two-story penthouse residences on the upper levels. Each penthouse features double-volume living spaces, private balconies, and hot tubs — designed for the kind of occupant who chooses a place to live with the same discernment they bring to everything else.

The resort-style pool deck is the social heart of the development. Its design is conceptually shaped after an aircraft carrier — a nod to the military aviation culture that is part of Elevate’s DNA, and a detail that will not be lost on its residents.
