Marriott Dual Brand — SpringHill & TownePlace Suites

O’Fallon is one of the fastest-growing cities in Missouri, and its sports tourism economy has grown with it. The proposed Playfield Commons development near the intersection of North Bryan Road and Veterans Memorial Parkway is designed to capture that market — a destination complex anchored by an indoor sports facility, a bourbon garden, and a dual-branded Marriott hotel that will serve the steady stream of teams, families, and visitors the complex is expected to draw.

Chasen Garrett Architects designed the four-story hotel for developer Veterans Memorial Parkway No. 1 LLC, led by Andy Patel — an experienced hospitality developer with multiple properties in the St. Louis metropolitan area. The dual-brand format combines two complementary Marriott products on a single 3.336-acre site: SpringHill Suites, with 101 rooms designed for guests who want more space and flexibility, and TownePlace Suites, with 69 rooms purpose-built for extended stays. Together they offer 170 keys serving different lengths of stay and travel purposes under one roof — an efficient model that has become increasingly common in sports tourism markets where demand is both high-volume and varied.

The project has cleared its entitlement process and is advancing toward building permit and construction.
